OUR VISION
When we think of an industrial complex, we typically think of many tenants at a single site. What if we rethought the meaning of an industrial complex? What if we focused on geographic diversification and tenant diversification to achieve the same result--but with higher yields and a lower risk factor?

At Chatsford Properties, we look at our portfolio like a complex, and our collection of properties as a thriving industrial space. An end user who leaves a single-tenant space simply presents one vacancy to fill, which, with our experienced leasing and operations team, we fill quickly.

we pursue the following goals when choosing our portfolio of assets:

LOCATION
Acquire single-tenant locations in growing markets with population growth. Not afraid to look at hidden growth areas in otherwise stagnant regions. We avoid saturated markets with depressed cap rates.

asset quality
Brand new or recently constructed modern buildings with qualities suitable to various end users, such as high clear heights, functionality, adequate electrical supply, ample dock doors and parking/storage areas.

lease term
We prefer short term or month to month leases, and in some cases, vacant buildings, with higher yield potentials. We pick tenants that we think will stick around, but we are not afraid if they do not, given our focus on the location and building fundamentals. We avoid long-term and/or above-market leases with artificially depressed cap rates.

Buying vacant properties, assets with shorter single-tenant lease terms and buildings in overlooked markets leads to more attractive acquisition prices. When these assets are positioned together, diversification is increased, the risk profile is significantly lowered, and the economic value realized upon acquisition is enhanced.
